Short and Long Term Rentals for Tornado Victims

Today PAAR (Peoria Area Association of Realtors) will be issuing a Press release that offers NestRent.com to the public as a centralized source for rental information in the Greater Peoria Area. Displaced homeowners will be encouraged to contact a Realtor® to assist them with housing needs, or go directly to www.Nestrent.com to search for rental properties. Many area landlords have already agreed to accept short term rentals, as well as longer terms for those affected by the tornado.

Walmart located at 1980 Freedom Parkway in Washington has a Farmers Insurance bus set up as well as a mobile phone charger station in their parking lot.

Jim Maloof Realtor® - Donation locations to help the victims of Sunday's tornadoes.

Donations to help the victims of Sunday’s tornadoes in central Illinois can be dropped off at any Jim Maloof/Realtor® office in the region.

Tornadoes destroyed or severely damaged hundreds of homes throughout the Peoria area, with the heaviest damage in Washington and Pekin. Thousands of others are without electricity as a result of the storms.

Items needed include clothing, household goods, non-perishable food items, baby formula and infant care items, toiletries, bottled water, cleaning supplies, flashlights and batteries, hand sanitizer and pet foods and supplies. Also, work gloves and dust masks.

Donations are being accepted at the corporate headquarters of Jim Maloof/Realtor® at 803 W. Pioneer Parkway, and any of our 17 hometown offices.

Thoughts on the local real estate market-now-as well as the next few months.

Ok-the data just came out for the most recent sales figures and like all data-you can read into it what you want.

The number of homes currently for sale, the inventory, is still down quite a bit. For the month of Sept for instance, we saw the number of new homes coming on the market compared to Sept 2012 show:

Dunlap-Down 51%
Washington-Down 12%
Morton-Down 24%
Germantown Hills-Up 14%
Metamora-Up 27%
Peoria-Up 25%

One thing to keep in mind for any of the community specific numbers is that the smaller the community, the fewer the the number of transactions it takes to show an increase or decrease. For example, using the same cities I cited in the report above, the actual numbers show:

Dunlap-29 new homes listed in Sept 2012 and 14 new homes listed in Sept 2013
Washington-41 new homes listed in Sept 2012 and 36 new homes listed in Sept 2013
Morton-29 new homes listed in Sept 2012 and 22 new homes listed in Sept 2013
Germantown Hills-7 new homes listed in Sept 2012 and 8 new homes listed in Sept 2013
Metamora-11 new homes listed in Sept 2012 and 14 new homes listed in Sept 2013
Peoria-183 new homes listed in Sept 2012 and 229 new homes listed in Sept 2013

Year to date data for the same communities, compared to the same time frame last year, show the following.

Dunlap-New listings down 24%, Sales down 28%, Sales Price up 10%, Days on Market down 37%
Washington-New listings down .5%, Sales down 5.7%, Sales Price up 4.%, Days on Market down 27%
Morton-New listings down 3%, Sales down 10%, Sales Price down 10%, Days on Market down 36%
Germantown-New listings down 11%, Sales down 12%, Sales Price up 2%, Days on Market up 15%

Reason #2 I Love living in Central Illinois

We have Octoberfest....in September.
This past weekend we had some beautiful weather, the sun was shining, and everyone was a little more German down on the riverfront to celebrate Octoberfest. Three days of fun, food, carnival rides, log sawing, sausage eating and dancing going on. 

Reason #1 Why I like living in Central Illinois

We have a sense of humor. :) Maybe it's because of our link to being the home town of Richard Pryor or Sam Kinison, but I don't think we are afraid to laugh-sometimes at ourselves. I had to repost this link that mentions one of the may great attributes of calling the Peoria area home that appeared in a satirical news feed from The Onion. WANTED...more homes for sale!

Here we are, mid March, and there certainly appears to be a shortage of available homes in the $400K and up price range in the Dunlap area. There are plenty of new holes in the ground for new homes being started, many of them between the $250K to $375K price range, but we are still experiencing a current short fall of available homes. If you are thinking of selling and your home meets this criteria-give me a call because I have a lot of clients that just can't quite seem to find the perfect match yet!

Video of Sommer Place Park

Here is a video of the park that is in Sommer Place subdivision. Sommer Place subdivision is located just about a mile from the Shoppes at Grand Prairie in Peoria and across the street from the Chadwick Place and Chadwick Estates subdivisions. While it has an Edwards mailing address, it is actually within the city of Peoria and the Dunlap school district. The park itself is a Peoria Park District Park, so it is open to the public, but maintains a very small parking lot which lends itself to more of a neighborhood park feel.
