The number of homes currently for sale, the inventory, is still down quite a bit. For the month of Sept for instance, we saw the number of new homes coming on the market compared to Sept 2012 show:

Washington-Down 12%
Morton-Down 24%
Germantown Hills-Up 14%
Metamora-Up 27%
Peoria-Up 25%
One thing to keep in mind for any of the community specific numbers is that the smaller the community, the fewer the the number of transactions it takes to show an increase or decrease. For example, using the same cities I cited in the report above, the actual numbers show:
